Reservations and payments
Inquiries and reservations are accepted via hotel webpage, e-mail or in person at the hotel reception. By confirming the reservation, the guest entirely accepts all terms and conditions of services booked. Everything stated hereafter becomes legally binding both for guest and hotel. When booking, the guest is required to deliver all requested information. In order for the reservation to be confirmed, it is necessary to make a deposit payment in advance or provide a valid credit card guaranty. The balance or full amount of the service costs during the stay is to be paid at the hotel reception upon departure, either with credit card or cash. The hotel reserves the right to pre-authorize the credit card for the full amount of the stay. In case the credit card is invalid the hotel is entitled to cancel the booked accommodation. All personal as well as credit card data is fully protected. The reservation is considered valid only after confirmation by the hotel sales or reception, by the hotel reservation system or by various web partners.
Service rates
Accommodation rates in the price list are indicated in the amount per room/day and include breakfast. Additional services are not included and clearly marked, the guest should order them when booking and pay separately upon departure. The hotel reserves the right to change the prices of services at any time except for guests who have previously paid a deposit or provided the required reservation guarantee. They are subject to prices that were valid when the reservation was confirmed. The hotel applies prices and conditions according to the valid regular price for stays without a reservation. Rates in the price list are indicated in Euro and include VAT, therefore they will be charged in Euro as well. In case of payment by credit card of a foreign issuer, which does not have Euro as a local currency, the price expressed in Euro will be converted to the local currency in which the foreign issuer shall invoice the costs charged to the credit card. The previous mentioned conversion will be calculated according to the exchange rate agreed between the foreign issuer and the credit card user, which will reflect on discrepancies in the amount of original rates in hotel price list and the amount for which the guest card will be charged. In case of reservation refund, the hotel will transfer amount only to the same account from which the reservation was paid.
Each accommodation unit includes an overnight stay for one or two persons. Children older than 3 years or additional adults can only be accommodated in apartments. A baby cot for children up to 3 years is available on request without extra charge for use in both room or apartment. Pets are only allowed on request.
Tourist tax
In accordance with the regulations governing the payment of tourist tax, the guest is obliged to pay the tourist tax when covering costs of hotel accommodation. The amount of tourist tax is clearly indicated on the invoice issued to the guest when paying for the services. The rate is determined by decision of Croatian Government and varies according to season and destination. Children up to 12 years are not charged for tourist tax while children from 12 to 18 years have a 50% discount.
Check-in and check-out
The hotel is obliged to provide the booked accommodation no later than 3 pm on the day of arrival while the guest is required to pay the hotel invoice of overall costs and checkout by 12 pm on the day of departure. If the hotel is able to prepare accommodation before or extend the stay of course it will do so on request at no extra charge. In case of earlier arrival or later departure, luggage can be left for safekeeping at the reception. The hotel is not responsible for damage, destruction, loss or theft of personal luggage or valuables, if these were left in public areas. Categorization and service description
The facility and accommodation units of Hotel Osmoliš are categorized by the authorized bodies of the Ministry of Tourism of the Republic of Croatia in accordance with the applicable legal regulations.
The hotel’s right to modify or cancel a reservation
Hotel Osmoliš reserves the right to change a reservation or description of services at any time in case of circumstances that are beyond its control, which cannot be foreseen, avoided or postponed. The confirmed accommodation unit can be replaced by accommodation of the same or higher category keeping the same price that was confirmed at the time of booking but the hotel is obliged to inform the guest about the change in a timely manner. In case that alternative accommodation is not available and the reservation is paid in advance, the hotel reserves the right to cancel the reservation and refund the full amount paid.
The guest’s right to modify or cancel a reservation
Should a guest request to change or cancel the reservation, it is mandatory to do so in writing (via e-mail or fax). Changes or cancellations must be received at the hotel no later than 30 days before arrival. In case a change of reservation is not possible and as result a guest cancels the confirmed booking or in the event of no-show of a guest, the following cancellation policy applies:
All reservations made through the hotel website that are canceled up to 7 days before arrival are entitled to a free cancellation.
All reservations made through the hotel website that are canceled less than 7 days before arrival will be charged the full amount of the booked stay.
In case of no-show on arrival day and for early departure or shortening of stay, the hotel reserves the right to charge the guest the full amount of the booked stay.
In case of circumstances beyond control, medical or other justified reasons, the guest is requested to provide proof of the justified reason for cancellation / change of reservation.
In case of extension of the stay after the guest has checked in, the stay will be charged at the hotel’s during that time available prices.
Guests who have booked through partner online sites or travel agencies that offer accommodation and services of Hotel Osmoliš are requested to contact them directly to find out about the possibility to modify or cancel the reservation because the conditions might differ from the above.
Special offers
In case of special offers, the guest is obliged to pay the reservation in advance. The total amount of the stay will be charged in full on the day of booking confirmation. In case of cancellation this amount is non-refundable.
The hotel’s obligations
It is the hotel’s obligation to constantly take care of service quality provided, in accordance with legal regulations, industry standards, and generally accepted customs and traditions in the tourism and hospitality industry. The hotel will make an effort to completely fulfill its commitments unless circumstances arise that are beyond the hotel’s.
The guest’s obligation
The guest is obliged to provide all personal documentation before arrival and departure to and from the hotel. Furthermore, prior to arrival it is the guest’s responsibility to check whether a visa or any other travel document is required from Croatian authorities for citizens of country of origin. Following the house rules prescribed by the hotel is as well the duty of the guest.
Damage policy on hotel property
The hotel reserves the right to charge guests the cost of repairing damage caused intentionally, negligently or recklessly on hotel property. In case this damage becomes apparent after departure of the guest, it is the hotel’s right to charge the guest’s credit card or send an invoice to the registered address. In order to reduce the guest’s costs to a minimum, the hotel will make every effort to eliminate any damage internally before repair specialists are contracted.
The right to object
The guest is requested to report any service booked but not provided or dissatisfaction of service to the hotel employees and to cooperate with the hotel to eliminate the causes of the complaint. If the same service is unsolvable or charged and not performed, the guest can file a written complaint to the following e-mail address: info@osmolis.hr.The hotel will acknowledge the receipt in writing and respond to the complaint within 15 days filing the complaint.
Use of materials from the website
Data, visuals and images from the hotel website may be used only for purpose of hotel promotion. Any other publications require permission of the hotel.
Jurisdiction
All disagreements should be settled with acceptance to both parties. In case no solution can be reached, it will be subject to settlement by the Court in Dubrovnik.
